Advantages:

Меня прокинул предыдущий арендодатель, пришлось экстренно искать вечером другое жильё. Хозяйка квартиры очень выручила. Заселили оперативно, всё происходило онлайн. Отличный вид из окна.

Disadvantages:

Возможно это мои особенности, но мне показалось, что на фотографиях жильё выглядело просторнее, чем оказалось на самом деле.
